2 Best Homes in La Jolla and Point Loma

This week we picked two homes in La Jolla and two in Point Loma.  As you will notice in our comments,  we are very direct and honest so that you can benefit from our experience and knowledge.  We have a firm understanding of values and will tell you when a property is overpriced or exceptionally well priced.  This changes how we approach an offer and negotiation.  We see overpriced homes sell at discounts to asking price all the time and people say, “I would have paid that.”  Well, unless you write an offer or make yourself known to the seller you don’t know what price they might accept.  Motivation will change with time and circumstances!

 

Properties of the Week

7507 Miramar Ave – $5,499,000
Village of La Jolla. You get it all, newer construction, views, size, location, and quality.  We do think this should be closer to $5M.

5767 Caminito Empresa – $1,295,000  Ventana
This has always been a great entry level development for good size homes in La Jolla.  The listing agent emphasized to not let the list price scare you.  They are motivated and ready to sell.  Don’t be shy about looking and writing offers.

340 Rosecrans St – $1,395,000  La Playa – Point Loma
This is a great location but the bay in Point Loma.  Close to the Yacht Clubs and beaches.  We still think Point Loma is one of the best coastal value areas in San Diego.

3205 Carleton – $1,395,000  Point Loma
If you would rather have a view of the water and city then this is your spot.  Another good value for Point Loma in that hot price point under $1.5M.
