4 Homes of the Week and a look into La Jolla

This week we have a couple new construction and great view homes along with some enticing price reductions.  We have seen a little slow down in the market the last month and have been seeing a few more new listings compared to pending sales on a daily basis. While this is giving buyers a little more power than they had in the spring, it is still a fast paced market for well priced homes. It is interesting to see the market split when homes are priced right and sell and others sit even when priced just a little bit too high.  If you are selling, make sure you don’t price so high as to turn off buyers.  However, if you are buying and we are representing you, we are not bashful about fighting for a price we believe is fair and can be backed up.  Regardless of what side you are on, the right agent can impact your outcome.

Properties of the Week

1730 Valdes Drive $2,995,000 

 This just dropped $500K in one quick drop and $700K since it was first listed.  The seller is motivated and wants it in escrow in the next two weeks.  This is a really great value under $3 million for this location, view, size and condition.

5831 Folsom $3,995,000 – $4,295,000 

Brand new construction view home with an open format floorplan and floor to ceiling windows and sliders.  They did a great job putting together indoor/outdoor living with large decks and patios on both levels.  In reviewing the photos I don’t think they did a great job portraying the real views and livability of this home.  It actually shows better in person.

833 Jamaica $1,199,000

This is a brand new construction townhome in Mission Beach.  The other unit is also for sale at $1,399,000 and is a full 3 bedroom and 1,478 feet.  These would do very well as a vacation rentals or a second home.

1310 Cary Way:  $1,248,000 

We are actually surprised this hasn’t sold yet.  They just re-listed this and dropped the price $100,000.   This is a great starter home in North Pacific Beach up on the hill on a cul de sac.  Excellent condition.
