This week we picked out four coastal homes that present a good value in the hot price point of under $2 million. Rates have dipped a bit since the first of the year and most mortgages are still under 4%. San Diego is not as seasonal as other parts of the country, but we are in the heart of the spring selling season and good properties are selling! There are a few head scratchers every week where sellers may be a little “unrealistic” but we are here to help navigate or negotiate around them.
3625 Pio Pico – $1,375,000 – This is a great home at the top of the hill in Point Loma known as the “Wooded Area”. Nice four bedroom ranch on a 9,300 foot lot. They did carry the “wooded” theme throughout the house…but hey, that can be fixed with a little paint!
1229 Missouri – $995,000 – This is as good as you can get in the the hot North Pacific Beach market right now. Great starter home with a lot of potential in a great location. 5 blocks from the water, 2 blocks from the PB Rec Cen. This three bedroom two bathroom cottage on a 6,300 foot lot with an alley access garage will be gone next week. If you want to see it let us know ASAP.
5512 Candlelight – $1,995,000 Not on MLS yet!  This is an incredible neighborhood in La Jolla with views from a single story four bedroom three bathroom home at 2,197 square feet. This is a hot price range and will sell quickly.  Call us to learn more about this, no link because it’s off market.
7539 Draper – $1,495,000 – Just hit the market today. At 2,242 feet in the heart of the village built in 2007. This 3 bedroom townhome has low HOAs and a 2 car garage.
