6 Coastal starter homes under $1.7M and the 5 house challenge.

This week we picked six homes in the coastal area as values for “entry level” or “starter homes” – Yes, for better or worse, entry level is  $1.7M  and under in this area.  However, these homes fit into Real Estate 101 – Best values in areas surrounded by higher priced homes.

2802 Palomino Circle – $1,299,000 – Almost 3,000 square feet of house on almost half an acre private lot that backs up onto a canyon.  This is the Brady Bunch house begging for a makeover!

8891 Nottingham Place – $1,675,000 – La Jolla Highlands single story charmer with pool.  Close to freeways, UCSD and white picket fence to boot!

1824 Malden St – $1,199,999 – Best value in Pacific Beach for a view home. Great neighborhood, within steps of Kate Sessions park.  Larger rebuilt homes are all around this one.

1310 Cary Way$1,328,000 – Another great location within North Pacific Beach. This house sits on a quiet cul-de-sac right next to the La Jolla border.  We think this could be a nice purchase if picked up under the $1.3M range.  We’re not shy when it comes to writing an offer and negotiating!

5347 Westknoll Dr.$1,349,000 – 1,499,000 – This is around the corner from Cary Way so you may as well see them both!  This is a much larger home in a nice area.  The upper half of this street is in La Jolla and would be $300,000 more!

1623 Calle Leticia$1,895,000 – we said, this is just up the street from Westknoll and $395,000 more!  What do you get for this extra money?   La Jolla proper, schools, single story and a phenomenal view.
