La Jolla vs. Pacific Beach – The Super Bowl of San Diego Real Estate

This week we have a Super Bowl themed San Diego coastal real estate market update. The clashing of two beautiful neighborhoods:

La Jolla vs Pacific Beach

Both La Jolla and Pacific Beach have around 46,000 full time residents and sit on top of each other geographically along San Diego’s beautiful coast. While La Jolla is renowned for it’s elegance, luxury, high ranking schools, country club and plethora of 6 figure cars, Pacific Beach has the vivacious lifestyle that many associate with the west coast. PB includes Mission Beach, which has the longest boardwalk in San Diego and hosts many aquatic activities in Mission Bay as well as active bicyclists, skateboarders and surfers.

Matchup of the Week:

La Jolla vs. Pacific Beach

Both of these properties come into the match-up as great development/remodel opportunities with panoramic views

Mar is situated in the La Jolla Country Club hills and is listed at $1,788,000 – $1,888,000

Pacific View is right on the coast, within steps of the sand and is listed at $2,295,000.

Pacific View clearly wins in location: corner lot on a quieter street but within a block of one of the most popular local beach in Pacific Beach, but Mar is a great opportunity at under $2M to get panoramic ocean views in the La Jolla zip code

Both of these properties come into the match-up underpriced and they will attract a lot of attention over Super Bowl weekend.

Honeycutt is listed at $695,000 but could easily end up selling for $800,000. This is a beautifully updated view home right on the bay, within walking distance to the Crown Point boardwalk and restaurants.

Caminito Del Cid is within walking distance of La Jolla Shores and has had elements of the home tastefully updated. It’s listed in the mid $800’s but the most recent sale of a similar size and condition sold for $925,000!

Both have great walkability with 2 garaged parking spaces for under $1 million.

Both of these properties come into the match-up as multi-unit investment opportunities

Fay is currently listed at a wide range of $1,850,000 – $3,395,000 and consists of 3 units, with garages, within walking distance of the Village of La Jolla. Great upside on this property for development (plans have already been approved) and it includes 3 separate parcel numbers

Opal is within a block of the beach and consists of 2, 2 bedroom units. It is priced at $1,400,000 – $1,500,000.

While Opal is much more affordable, Fay allows for a myriad of upside if you’re looking for a project.
