    Overall San Diego is a sellers’ market but the balance definitely shifts as you move up in price.  Along the coast, properties under $2.5M are in a sellers’ market with a large amount of demand compared to limited inventory. The $2.5-$5M market is more balanced with supply and demand, and the home needs to have a strong differentiator to sell quickly and at full value (view, condition, lot, location, upside).
